Oswego Board Trustees Discuss Proposed Jade Estates Development

On Tuesday night, Village of Oswego trustees considered a proposal for Jade Estates, an 8-acre site that would be constructed at the southwest corner of Wolf’s Crossing and Douglas Road. The site would host 58 duplex units that are approximately 2,000 square feet with three to four bedrooms and a two-car garage.

David Dorgan, a consultant and owner of UIS, Inc. and Ram Prashantha, principal and CEO of ProJades LLC, presented at the meeting. ProJades LLC is a designer/builder out of South Barrington that is proposing the development.

Prashantha said that they would like to cater towards empty nesters and residents that will be free of maintenance. “We think that compared to all the developments that are going on around [Wolf’s Crossing], we think duplex is the best use here. We did work with the staff to reduce the density that we went from 66 to 58 at this point.” Prashantha says that they have a similar development in Lake Zurich that they have had success with and that there is high demand for.

One of the concerns from both the board and the Village’s Planning and Zoning Commission has been the density of the project. On April 10, the PZC overwhelmingly denied recommending approval of Jade Estates in an 8-0 vote. At the Village board meeting on Tuesday night, it was pointed out that in 20 years, the PZC has rarely denied “a concept plan or anything.”

In speaking to Dorgan and Prashantha, Oswego Village President Ryan Kauffman said, “the number for you might not be important, but it is for us. The density is important to us, and, especially for our residents, that’s what we hear a lot of is, ‘we want less density.’ That’s what our residents tell us. So, putting more in just doesn’t resonate really with me.”
